This roof replacement was very unique and presented many challenges as the structure was formerly a Seattle residence that was turned into a commercial building, that hosts a few local businesses. Our team was able to tackle every obstacle and install this technically difficult roofing system with competence.

Project Description & Details

Our crew was excited to start this project. We had different sections and roofing types that covered Ola Salon,  and The Lounge, a venue by Duos Catering. The scope of work was to tear-off both an old composition roof and replace it with new charcoal GAF Timberline HD roofing shingles and also to remove an old torchdown roof that waterproofed the flat section and replace it with a new GAF gray 60 mil TPO roofing membrane.

Pitched Section

We ran into quite a surprise to discover that there were more than 4 layers of old roofing on the pitched section of the roof. The entire roof deck was also rotted out and required replacement. We had a lot of work to do. Some of the materials used on this section included the Weather stopper 50 year Warranty, Weather Watch Leak Barrier, and Tiger Paw synthetic underlayment. The system used, carries a 50 year limited lifetime warranty on the entire system and a 110 mph wind rating. There is no doubt that with a quality system like this installed by a crew that is factory trained and certified by GAF, these businesses will be adequately protected from anything Mother Nature can throw at it for a long time!

Flat Section

The flat section of the roof was covered by a torchdown roofing system that was failing due to age. We removed the existing roof and stripped it down to the wood deck in order to rebuild the roof with a superior system that carries a class A fire rating. We installed Dens Deck cover board which provides the perfect substrate for the new system and an additional fire rated layer which prevents fire from burning through the roof structure. The system is finished off by applying a TPO roofing membrane, as the membrane and the roofing shingles are made by one manufacturer, GAF, we are able to provide an umbrella coverage system warranty on both sections! This ensures that our customer gets the very best warranty and the very best protection from the 125 year old industry leader in manufacturing.
